Roughly half the demand is generated in Manhattan and Brooklyn during the winter by somebody planning a summer, researching a caterer or a pool company from four hours away and comparing on the strength of photographs. The other half is a phone held up on Jobs Lane in July by somebody who needs an answer in the next ten minutes. Those two visitors want opposite pages and both have to be served. The hamlet names carry more weight than the township, because Bridgehampton and Sagaponack mean something specific to a buyer and Southampton alone does not. Sag Harbor is split between this town and East Hampton, which confuses directories, mapping and often the business itself. And Hampton Bays should be treated as its own market, because search behaviour there looks like the rest of Suffolk and nothing like the estate section.
